NRI Property Mutation and Revenue Record Disputes in Punjab
For NRI landowners, revenue records often become the first warning sign of a property problem. A wrong mutation, missing inheritance entry, disputed jamabandi or changed possession entry can affect control over agricultural land and ancestral property.
Mutation does not always decide title
Mutation entries are important for revenue administration, but they do not by themselves create ownership if the underlying title is defective. If the dispute is really about title, inheritance, fraud or a sale deed, civil proceedings may be necessary in addition to revenue remedies.

If the issue is correction of a revenue order, the remedy may lie before revenue authorities or appellate forums. If the dispute concerns ownership, forged documents, partition or possession, the civil court may be the proper forum. Choosing the wrong route can delay relief.
